The home inspection is one of the most nerve-wracking parts of buying a home. Here's what to expect and how to respond.

What happens during a home inspection, and what to do about it

 A home inspection is a thorough visual examination of the property's condition, roof, foundation, electrical, plumbing, HVAC, and more. It's done by a licensed inspector (not your agent) and typically takes 2–4 hours.

What happens after?

You receive a detailed report, often 30–50 pages with photos. As the buyer, you can request repairs, a price reduction, or a credit at closing. The seller can agree, counter, or decline. In some cases, serious issues can be grounds to walk away

Not everything in the report is a dealbreaker. A good agent helps you understand which issues are serious and which are routine for the home's age.
